Long term rental in Duquesa

Property viewings

All vacant properties we offer are available on our website for you to view or shortlist before viewing in person, once you have an idea of the type and location of property you are looking for please call us on 952 892 813 or email us on info@duquesa.net to make an appointment to view at a time to suit yourself.


Securing A Property

Once you have found the property you want, we take your contact details and a small deposit to hold the property and agree a move in date.

Before moving in a contract is signed with inventory of the property attached, the minimum duration is six months and the maximum is 11 months with a rolling contract available if so wished.


Additional Tenants

It is the tenant's responsibility to obtain consent for additional persons to be added to the current tenancy agreement. There may be a fee applied for administration if this is after the initial contracts are drawn up. Failure to notify the Landlord/Agent will mean that you are in breach of your tenancy agreement.


Public Utilities

All utilities are the responsibility of the tenant including connection of any phone line. Electric and water bills are generally paid for by the Landlord and reimbursed by the tenant when paying the monthly rent, if you want a telephone or internet connection we are happy to help organise this at no extra cost.


Contents Insurance

All our properties are insured by the Landlord for building damage etc but It is the responsibility of the tenant to obtain insurance to cover their personal belongings, please ask our staff for advice if necessary.


Communication

From time to time we may need to contact you, so it is your responsibility to keep Duquesa Estates informed of any changes to your contact details.


Community fees

Under the conditions of your tenancy agreement the Landlord is responsible for the payment of any community fees applicable.


Payments

Please note that the security bond and first month´s rent must be paid in cleared funds prior to the start of the tenancy. This must be cash or bank transfer, credit / debit card payment can also be made however there is a small charge for this service. During your tenancy all rents must be paid between the 1st and 5th of every month.


Pets

Pets will only be accepted subject to the Landlord's prior approval.


End of Tenancy

At the end of your contracted tenancy, your property must be returned to Duquesa Estates in the same condition as you took the property on. Any extra work must be carried out within 7 days following your departure. Failure to meet this deadline will result in Duquesa Estates organising external contractors to undertake the work and this cost will be deducted from your bond.


Data Protection

Duquesa Estates will endeavor to comply with all issues relating with the Data Protection Act. However Duquesa Estates will not be responsible for any dispute that may occur.


Surrendering your Tenancy

All initial contracts with Duquesa Estates are for a fixed period of either 6 or 11 months and if you wish to cancel within this first contract you will forfeit your security bond. We would therefore recommend anyone new to the area only sign a 6 months contract initially.

All subsequent contracts signed require just one months notice by the tenant to terminate the tenancy.


Debt Recovery

From time to time Duquesa Estates may use debt recovery agencies to recover outstanding arrears of rent. Interest of 4% above base rate will be applied to the account.
