Securing A Property
Once you have found the property you want, we take your contact details and a small deposit to hold the property and agree a move in date.
Before moving in a contract is signed with inventory of the property attached, the minimum duration is six months and the maximum is 11 months with a rolling contract available if so wished.

Es responsabilidad del inquilino que firma el contrato, obtener consentimiento de los arrendadores para subalquilar It is the tenant's responsibility to obtain consent for additional persons to be added to the current tenancy agreement. There may be a fee applied for administration if this is after the initial contracts are drawn up. Failure to notify the Landlord/Agent will mean that you are in breach of your tenancy agreement.
Suministros (luz y agua)
El pago de todos los suministros como luz, agua o teléfono, son responsabilidad del inquilino. Los recibos de luz y de agua, normalmente son pagados por el propietario y reembolsados después por el inquilino de la misma manera que su renta mensual. Si está interesado en contratar linea telefónica o internet, podemos ayudarle sin ningún coste adicional.
Contents Insurance
All our properties are insured by the Landlord for building damage etc but It is the responsibility of the tenant to obtain insurance to cover their personal belongings, please ask our staff for advice if necessary.
Communication
From time to time we may need to contact you, so it is your responsibility to keep Duquesa Estates informed of any changes to your contact details.
Recibos de comunidad
El propietario de la vivienda es el responsable de los pagos de los recibos de comunidad y cualquier derrama extra.
Pagos de mensualidades y recibos
El pago de las mensualidades se debe hacer del 1 al 5 del mes corriente y se puede hacer mediante transferencia bancaria, tarjeta de crédito o en metálico. Del mismo modo se podrán pagar los recibos que hubiera pendientes de luz y agua. Al final de su contrato se le devolverá la fianza pagada al inicio, no pudiendo usarse para compensar ningún pago mensual o de luz o agua.
Mascotas
Las mascotas solo son permitidas previo consentimiento del propietario. Por favor, avisenos si tiene alguna.
Final del contrato
Al finalizar su contrato, la propiedad tiene que ser devuelta en las mismas condiciones en las que se le entregó. Si no ocurre de esta manera, previa comunicación, se le dará un tiempo de plazo para la realización de las mismas. Si no lo hace, o prefiere que lo hagamos nosotros, Duquesa Estates se encargará de todo, descontandose de la fianza todo trabajo realizado.
Data Protection
Duquesa Estates will endeavor to comply with all issues relating with the Data Protection Act. However Duquesa Estates will not be responsible for any dispute that may occur.
Surrendering your Tenancy
All initial contracts with Duquesa Estates are for a fixed period of either 6 or 11 months and if you wish to cancel within this first contract you will forfeit your security bond. We would therefore recommend anyone new to the area only sign a 6 months contract initially.
All subsequent contracts signed require just one months notice by the tenant to terminate the tenancy.
Debt Recovery
From time to time Duquesa Estates may use debt recovery agencies to recover outstanding arrears of rent. Interest of 4% above base rate will be applied to the account.
